What it is

A lot is a clearing job with a deadline attached.

Site prep is clearing, stumping and dirt work aimed at one thing: a builder being able to start on the date they said they would.

That changes how it's sequenced. The driveway or access usually wants to go in early so trucks can get on and off without cutting the lot to pieces. Spoil and debris need somewhere to live that isn't where the house is going. And the pad has to be built and drained, not just flattened.

If you've got a builder, we'd rather talk to them once at the start than guess at what they need.

Questions about this work

Can you leave specific trees?

Yes — and it's worth walking the lot and marking them before anything starts. Trees are quick to take and impossible to put back. Bear in mind that a tree left very close to a new pad may not survive having its roots cut anyway.

Do you work from a plot plan?

If you have one, bring it. Setbacks, easements and the building envelope are much easier to respect on paper than by eye.

Can you do just the clearing and let my builder grade?
